Agent must add me into their Dotloop/Command as an admin. Agent must give me their MLS Log in and password.
Prepare listing documents in Dotloop for Agent to review, approve and forward to client for signatures after Agent’s listing appointment. Upload any wet ink documents into Dotloop after agent scans to them to me.
Introduce myself to the Seller and discuss that I am their point of contact for scheduling photographers and after contract pest control, home inspection etc.
Set up listing in Showingtime and notify seller that they will be called from that phone number for their showings. I will need Agent’s log in.
Call runner if applicable to drop off sign and install lock box.
Arrange for Agent’s photographer (Agent purchases package) and confirm with Seller.
Agent must provide home details for me to use in the listing description and to complete the required fields in MLS. Please use the KAAR Agency form for seller to complete.
Place listing in MLS and KWLS.
Input photos and virtual tour.
Agent is responsible for reviewing and approving the MLS detail sheet.
Prepare one flyer and send it to Agent for use in their yard box etc.
Prepare a “your listing is live on market” email and provide MLS link and MLS Report to seller.
Turn in all your documents into Dotloop and submit for review.
Assign lock box in Supra.
If applicable schedule open house. Listing Agent pays for open house ad. Create open house flyer pdf. and email it to Agent for their social media distribution. Place open house on Zillow, Realtor.com, Trulia and MLS.
Set up reverse prospecting in MLS.
Order seller/listing coverage home warranty if applicable.
Agent is responsible for reviewing the MLS input for any errors and must give approval before going live.
Update any MLS status changes. Example: improved price, contingent etc. on each stated website.
Once under contract, keep Seller and Agent updated of the closing process. Refer to closing transaction if this service has been ordered.
Remind Agent to remove lock box and sign.
Agent is invoiced through Square (Invoice reads from Gold Medal Marketing). Payment is due upon receipt of invoice.
Sign and lock box placement is not provided by Listing Manager.
Total fee is $250.
